Putting your home in the spotlight and finding you a buyer

We can only start marketing your home when we have all the documents we need.  For a full list, sign in to My SO Resi and look at the To do list in the Selling my home section.

Photos, floor plans and EPC

The first step to marketing your home is getting good photos. Your SO Resi resales consultant will agree a suitable time for a photographer to visit your home to take professional interior and exterior photos. They will also take measurements to create your floor plans. This service is provided by our partner, NicheCom.

Need a new EPC?

You need an EPC to sell your home. They last for 10 years, so if you received one when you bought your home, it could still be valid.

Can't find your certificate?

Search for it online at epcregister.com.  If your EPC is not listed there your SO Resi resales consultant can arrange for our partner NicheCom to create one for a fee and send it to us – or you can appoint an EPC assessor yourself.

Creating your listing

Once we have everything we need, we will create your property listing featuring professional photography, floor plans and the details of your home.

We send you a preview listing to approve. Check your listing carefully and let us know that you are happy with it - we can only publish it when we receive your approval. If you'd like to change anything, let us know and we will make the changes.

We then advertise your home on the largest shared ownership property websites, including RightmoveZoopla and Share To Buy.

Viewings

When the time comes, you can manage your viewings in the Selling My Home section of your SO Resi account.

Potential buyers can check your availability online and book a slot that suits them. They get email and text confirmations – and you receive email and text updates whenever someone books a viewing.

How to get the most from your viewings

  • Set up your viewing availability before your property listing is published, so you don’t miss out on potential buyers
  • Offer weekend and evening slots as this is when most buyers want to do viewings
  • Offer between four and eight 15-minute slots back-to-back on the same day to create an ‘open day’ for prospective buyers

You can choose whether to host viewings yourself or to use our partner viewing service – Viewber. Or mix and match!

Hosting viewings yourself

Here are some top tips to help your viewings go well.

  • Be approachable and friendly and know your buyer’s name
  • Know your home and area so you can answer questions such as – how old is the boiler, what are local schools like, when was the property built?
  • Plan the tour in advance – start and end in your best rooms and point out key features
  • Give viewers some time alone to take another look around and reflect
  • Make sure you feel safe – consider having a friend or relative with you
