Your homebuying journey starts when you first ask us about SO Resi and carries on for up to one year after your legal completion date. Even after that, we will be here to answer your questions about everything from SO Resi payments and service charges to buying a bigger share of your home – and selling it when the time is right.
We’ve put together a step by step guide of your journey when you buy a SO Resi new build home.

Property searchThe SO Resi team will send you details of an independent financial advisor (IFA) who specializes in shared ownership, you’ll need to give them a call and they will quickly help you work out if the home suits your income.
Our sales consultants will contact you to book a time to attend an event or visit our show home where they will take you through everything involved in becoming a SO Resi home owner.
If you decide you want to move forward with applying for the property, we will give you an application pack and let you know what documents you'll need to provide. If you have any questions along the way, your sales consultant is on hand to help.
Your sales consultant will take your reservation fee to reserve your SO Resi home and provide you with information about your home and the development it is in. During this time your application will be looked over by our compliance team.
Your sales consultant will agree a date with you for exchanging contracts. Remember, you will need to meet the deadline date for exchanging contracts or the sale may fall through. If it does, Metropolitan Thames Valley will keep your reservation fee to cover administration costs.
You will soon be invited to a welcome meeting where your sales consultant will give you details of what happens next.
Up to 28 days after you accept our offer or your solicitor has all the legal documents they need. When you exchange, you pay a non-refundable deposit and are legally committed to buying your new SO Resi home.
This is served five working days before the completion date. Your solicitor will let you know when notice is served. You will then need to make sure that funds are in place to complete your purchase.
A customer care representative will meet you at your new home and walk you through each room to show you how everything works. They will also give you an overview on the best ways to look after your new SO Resi home.
Once you have completed, you will be a homeowner! When the solicitors have confirmed that Metropolitan Thames Valley has received your funds, you will get the keys to your new home. You will also receive your SO Resi Home information manual, which explains how to look after and maintain your home.
To help us understand how we can keep improving our service, we’ll invite you to take part in a short telephone survey soon after you move in. An independent company will call to ask you for detailed feedback about the quality of your new home and our service to you.
You are covered by the TVH warranty for one year after your new property was handed over to Thames Valley Housing by the builder. This is not the same as your legal completion date. You will also have cover from the NHBC or an equivalent warranty.

Please note, when you come to buy additional shares, a RICS certified surveyor will carry out a full market evaluation of your home, which will be used as a basis for the purchase.
